Welcome to Olive View Manor! These rules keep our 14-unit townhome community safe, pleasant, and respectful for all. Owners must follow these guidelines and ensure tenants and guests comply. Together, we maintain a great place to live!
Posting Rules: Owners must display these rules prominently inside their rental unit.
Occupancy Limits: Maximum of two (2) persons per bedroom. Reasonable exceptions may apply per federal law (42 U.S.C. § 3601).
Rental Restrictions: Minimum rental or lease term is 30 days. (A.R.S. § 9-500.39)
Business Use: Units may not be used for commercial purposes.
Appearance: Patios must be kept neat and free of clutter (e.g., boxes, bicycles, toys, dead or overgrown plants). Part-time owners must tidy patios before leaving.
Cleanup Fees: If the association must clean or organize a patio due to excessive mess or overgrowth, owners may incur fees of $25–$200, based on labor costs (A.R.S. § 33-1803).
Bird Feeding: Only hummingbird feeders are allowed.

Residents are encouraged to use their garage spaces as their primary parking option to reduce strain on street parking.
Street parking requires a valid parking permit issued by the City of Scottsdale. Residents must display the permit clearly on their vehicle’s dashboard or windshield when parking on the street. Permits are limited and prioritized for residents.
Vehicles parked on the street without a valid permit are subject to towing at the owner’s expense. The HOA is not responsible for towing fees or related costs.
Commercial vehicles, RVs, boats, or trailers are not permitted to park on community property.
